Following is a brief overview of some properties we have recently purchased.

Dee Why (Sydney northern beaches)
Penthouse-style apartment

Our clients fell in love with this property’s unique features.  These include ocean views, a large 145sqm entertaining terrace, north-aspect and close proximity to the beach, local cafes, shops and transport routes.

Our research uncovered that the property had been listed for sale for several months, through different agents – with decreasing price expectations.  We determined that the vendor was committed to selling and that price was not their primary motivator.

Our strategy was to move extremely quickly after the property passed in at auction. 

We successfully purchased the property two days after the auction - below the reserve price, with an extended 5 month settlement.  The property had previously been advertised for sale at a price 35% higher than we negotiated.

In our view, the property is well-located, relatively unique, met our clients’ criteria and was well-priced.

  

Chatswood (Sydney north shore)
Older-style detached house – with redevelopment potential

This property was identified and suggested to our clients due to its redevelopment potential.  The existing house was undercapitalised with regard to its land-size and location, being a modest two bedroom post-war house, sited to the front of the land.  The Chatswood and Willoughby areas of Sydney are increasingly popular with professional families, due to the close proximity to the city, local parks, schools and shops.

Research showed that other properties in the street were being redeveloped into significantly larger homes, designed to suit the professional families seeking homes in the area.

Our strategy was to secure the purchase quickly by making an unconditional offer - to avoid protracted negotiations, which may have allowed time for other buyers to negotiate a higher price.

We believe this property represented very good value for the area - and offers the potential for profit through redevelopment.
