Searchlight Property specialises in offering a complete property acquisition service for clients who may not have the time, proximity or expertise to manage the acquisition process themselves.  In such cases we work closely with our clients to ensure we are delivering on their property investment objectives.

It is critically important for us to fully understand each client's objectives.  This allows us to focus attention in the right regions, for the right property.  We spend time upfront to understand your timing, budget and investment goals as well as any specific property preferences.
We thoroughly research the Australian property markets to identify specific areas and property types for each client, based on their objectives.  Searchlight Property has access to detailed property data.
Once a property type and area has been identified, we work hard to find suitable property for our client's consideration.  This may include property already listed for sale, silent listings and yet-to-be marketed property.  We can also discreetly solicit property directly from owners on your behalf.
A key service that Searchlight Property undertakes for our clients is a thorough evaluation of the subject property. This includes thorough price analysis.  We have access to detailed sales history for most property, which we use to assess the asking price of each property.  We will also recommend to you any additional searches or inspections we feel are warranted for each property we have selected.  This may include strata inspection, building or pest inspection or legal review.  Searchlight Property is happy to coordinate the provision of these services through independent third parties. The cost of these additional services is at the client's direct expense; no additional fee is charged for this by Searchlight Property.
Our objectivity assists our clients to negotiate the best possible price.  We work with each client on a suitable negotiation strategy.  You will be kept informed throughout the negotiation process.  As required, we will bid on our client's behalf at auction.  Client anonymity can be maintained, where required, through the negotiation process.
As our client's representative, we work closely with all parties to ensure that the acquisition process is completed efficiently and that surprises are avoided where possible.  Searchlight Property is happy to conduct due diligence on your behalf and recommend a suitable property manager for your investment property.  And if required, Searchlight Property can play an ongoing role in the oversight of your property investment.  This is particularly suited to property investors located overseas.
