Service charges

Searchlight Property will charge you a service fee of 1.65% (including GST) upon the successful acquisition of your property.  This fee is calculated based on the purchase price of the property.

We request clients to pay an initial retainer of $3,750 (including GST) at the commencement of our engagement.  This fee is non-refundable and will be deducted from the total service fee payable on successful acquisition.

Example: If we successfully acquire a property for a client with a purchase price of $800,000, the fees payable will be as follows:

Retainer (payable on commencement of engagement):    $3,750    incl. GST
Service charge (payable on settlement of acquisition):       $9,450    incl. GST
Total service charges payable:    $13,200    incl. GST

All amounts are represented in Australian dollars and are fully inclusive of GST.
Additional fees may be incurred for the services of other specialists, including building inspectors, lawyers, etc.  These additional fees will also be payable by the client.

Tailored services and charges

In the event that an extended or reduced scope of services is agreed with a client, Searchlight Property will adjust the applicable service charges – depending on the complexity of the client’s requirements.

Our service is an investment for our clients.  Apart from the obvious time-saving benefits of engaging Searchlight Property to find and negotiate your property acquisition for you, our key aim is to match the right property to your requirements and to negotiate its acquisition at the lowest possible price.  We also aim to avoid costly mistakes, by ensuring thorough due diligence is performed for each property acquisition.

Agency Agreement

At the commencement of our engagement we will ask you to sign an agency agreement with us.  This is an important legal document which sets out the terms of our engagement, including the scope of services which we will provide to you and our fees and charges associated with this service.
